City Ridge

City Ridge is a major redevelopment in Washington, D.C., transforming the former Fannie Mae headquarters into a vibrant mixed-use campus. The project combines new residential and commercial towers with preserved elements of the original structure, spanning over nine acres of green roofs, terraces, and public spaces above underground parking and complex infrastructure.

JBC delivered site-wide irrigation, soils, and drainage design, from structural soils below paving to elevated green roof areas. The team addressed a range of soil types—structural, planting, turf, green roof, bioretention, and custom mixes for street and heritage trees—working closely with Michael Vergason Landscape Architects, ParkerRodriguez, and Shalom Baranes Associates, as well as structural, civil and MEP engineers and soil suppliers.

Coordinating across nine buildings with varied conditions, JBC managed irrigation layouts, stub-out locations, and conduit paths to meet the site's diverse performance needs. The result was a cohesive, functional landscape system that supports healthy plant communities while aligning with the project’s design goals.
