Seapointe Village is considered one of the New Jersey shore’s premier oceanfront resort communities. Three condominium towers and 5.5 acres of recreational amenities are located atop a parking structure originally constructed between 1986 and 2002. The original landscape was considered a pioneering model in the emerging practice of resort planning and design. Yet, after 20 years, the green roof over the parking structure was plagued by water proofing and leakage problems compromising the structure and causing a need for extensive renovation.
Residents wanted to re-create the green roof amenities as close to the original landscape design as possible. Yet this complex rehabilitation and restoration project also needed to comply with new building codes and accessibility requirements. Jeffrey L. Bruce & Company designed updates and replacements for the green roofs, circulation systems, vegetation and soils while retaining Seapointe’s original character. JBC worked within a tight Labor Day to Memorial Day timeline to minimize impact on residents during peak beach and pool resort season.
